REAL ESTATE MARKETING SERVICES

Each property for sale has a marketing plan. Advertising for a property can consist of a brochure, advertisements, signs and a listing on our web site.

Our marketing department develops brochures where the positive aspects of a property are accentuated along with pictures of the land, buildings and natural characteristics, maps showing the location of the property and associated amenities, soils map, zoning map, the tract layout and descriptions. Additionally, for those properties for sale by auction, we list terms and conditions in the auction brochure. To view brochures of properties that are currently active, please visit our Properties For Sale page.

The brochure is designed for distribution to any appropriate prospects via five methods:

    1) Those in our database of real estate prospects
    2) Those who respond to media advertising
    3) Through a box on the sign
    4) Via distribution within the local area surrounding the property by our area representative.
    5) Via our web site, where brochures can be viewed, downloaded and printed in PDF format

Our goal through these proven methods is to reach nearly all of the potential market for a specific property.

Where do the prospects in our database originate?

    1) As a result of our work throughout all of the eastern Midwest, we have located investors looking to acquire farmland.
    2) Some of these are current owners to which we provide management services.
    3) Others are individuals who want to make a tax deferred exchange according to IRS Code 1031 regulations.
    4) Still others are institutions or pension funds looking to diversify their portfolios by adding farmland investments.

When you hire Halderman Real Estate Services you acquire the services of a farmland specific Multiple Listing Service through our twenty-two area representatives and nine real estate associates.

To cover the local market, we will place large ads in local and regional newspapers as well as regional farm publications for farm properties. Newspapers for local advertising are carefully selected to reach the potential buyers in the communities surrounding a property. Regional papers and farm publications reach those potential buyers who are looking beyond their local area - a crucial and active buyer segment in today's land market. For development or commercial properties, we utilize local and regional newspapers, as well as publications directed toward business and development. These ads provide a brief description of the property for sale, as well as contact information.

Signs are placed on the properties for sale. Signs range in size from small yard signs to large 4' x 8' signs showing tract layouts and important information relevant to the real estate sale.

Properties for sale are also shown on our website, by type of property, geographic area and by representative. Additionally, every auction appears on our auction calendar. Each property, whether auction or private listing, is featured on it's own information page. We are finding more and more buyers are locating properties via our Internet site. On average, we have over 8,500 visits to our web site monthly. The extra exposure gained on our site makes the properties for sale even more accessible to buyers all over, not just the general area surrounding the property.

Our real estate clients receive the proposed marketing tools to be used for their property for review prior to publication. This includes the sale brochure, sign layout and ads. Along with the ads, a detailed advertising schedule and budget showing the media used, dates of publication and estimated cost for the ads are made available to clients.

As you can see from our sample brochures, ads and signs shown above, our marketing team is experienced and ready to serve you. We have complete services to make sure your property is represented professionally and to as large a segment of the market as possible. Our team is constantly working to develop new tools and creative ideas for the marketing programs used. Our goal is to be effective and efficient, from a time and cost perspective, when implementing new ideas.
