McLean Co. Land tops $11,500/Acre!

March 8 – It was a standing room only crowd at the Allin Township Community building in Stanford, IL Tuesday night a bidders lined up for a chance at the Nafzinger Family Farm. Two bidders came out successful with the bids totaling $1,345,000. Tract #1 topped the sale with 36.49 acres of quality farmland ringing in at $11,519 per acre.
The auction is believed to be a record high for McLean County, Illinois and as such drew the attention of the local media you can read the article or watch a short video at the links below.

Halderman Representative Wins $2,500 For Fair Board

Dave Bonnell, Halderman Representative from Columbus, was selected as a winner in America’s Farmers Grow Communities SM Program, which gives farmers $2,500 to donate to their favorite local nonprofit organizations.

Bonnell decided to award money to the Bartholomew County 4-H Fair Board in Columbus. He designated the money to be used for new livestock pens in the livestock barn.

The donations are funded through the Monsanto Fund.

According to a press release, America’s Farmers Grow Communities is part of a broad commitment by the Monsanto Fund to highlight the important contributions farmers make every day to our society by helping them grow their local communities. To date, more than 60,000 farmers have participated in the program. The Monsanto Fund expects to invest more than $3 million.

NEITHER SNOW NOR ICE NOR BITTER COLD COULD KEEP HALDERMAN FROM DELIVERING

February 2 – Despite one of the worst blizzards in recent history, a room full of farmers and investors trecked their way to Claypool, IN to fight for a piece of the Yant Family Farm. The farms unusual mix of features including quality cropland, recreational tracts, lake frontage and a nice home with outbuildings brought in a variety of bidders, but in the end one came out on top purchasing the entire farm for $602,000 or $4,272 per acre.

February 3 – Again poor weather couldn’t hold down the bidding when we offered the Ireland Farm near Laketon, IN. Local farmers dominated the competition for this piece of Wabash County. Two bidders rose to the top with a 57 acre tract topping the sale at $375,000 or $6,579 per acre. The remainder of the farm went together for $300,000 or $4,478 per acre.

February 10 – Bitter cold temperature weren’t enough to cool off the heated bidding for the Oliver Tucker farm in Mentone, IN. This 50.62 acre farm bordering town quickly reached the strong price of $290,000 or $5,729 per acre.

LAND VALUES REMAIN HIGH IN LOCAL AREAS

Aggressive bidding by a capacity crowd of landowners and investors drove the price of Madison County farmland to $3.66 million dollars. The August 19th auction conducted by Halderman Real Estate Services of 676 acres reflects continued strength in the farm real estate market.

Based upon recent sale prices and the 2010 Purdue Farmland Value Survey, land values did not decline but showed a strong increase. According to the August Purdue Ag Economics Report, Indiana farmland averages between $3,500 per acre and $5,300 per acre depending upon quality of land and location. Per the survey, for the 12-month period ending June 2010, there were increases in all three land qualities.
